By accessing and using Rentbee, you accept and agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our service.

2. Service Description

Rentbee is a rental property notification service that alerts users about new rental listings matching their preferences. We aggregate listings from public rental websites and send notifications to help users find properties quickly.

3. User Accounts

You are responsible for:

• Maintaining the security of your account credentials
• All activities that occur under your account
• Providing accurate and up-to-date information
• Notifying us immediately of any unauthorized access

4. Free, Ad-Supported Service

Rentbee is provided completely free of charge. To keep our service free and sustainable, Rentbee is funded through advertising and sponsored content:

• No Payment Required: Rentbee is 100% free to use
• Ad-Supported Model: Our service is funded by advertisements and sponsored content from partner agencies and advertisers. By using Rentbee, you agree to receive sponsored content as an integral part of the service
• Sponsored Content: This may include featured listings in your feed, in-app advertisements, and promotional push notifications from our partners. Sponsored content is always clearly labelled as such (e.g. "Uitgelicht" / "Sponsored")
• Notification Delivery: You can manage notification delivery via your device's system settings
• No Hidden Fees: There are no subscription fees, trial periods, or in-app purchases
• Full Access: All features are available to all registered users at no cost

5. Advertising & Sponsored Content

As a free service, Rentbee relies on advertising revenue to operate and improve. By creating an account and using Rentbee, you acknowledge and agree to the following:

• Sponsored Listings: Certain rental listings may be promoted by partner agencies and appear with higher visibility in your feed. These are clearly marked as "Uitgelicht" (Featured) or "Sponsored"
• In-App Advertisements: Advertisements from third-party partners may be displayed within the app, including between listing results
• Promotional Notifications: You may receive push notifications with curated offers and tips from our partners, limited to a maximum of one (1) per day. These notifications are part of the free service. You can manage notification delivery via your device's system settings
• Targeting: Sponsored content may be personalised based on your search preferences (such as preferred cities and price range) and language settings to ensure relevance. We do not share your personal data with advertisers — targeting is performed entirely within our systems
• Interaction Tracking: We record anonymised interaction data (such as impressions and clicks) on sponsored content for reporting purposes. See our Privacy Policy for details

The legal basis for processing your data for advertising purposes is our legitimate interest (Article 6(1)(f) GDPR) in maintaining a free, sustainable service, balanced against your right to manage your preferences. For promotional push notifications specifically, your continued use of the service with notifications enabled constitutes consent, which you may withdraw at any time via your device's system settings.

6. Acceptable Use

You agree not to:

• Use the service for any illegal purpose
• Attempt to gain unauthorized access to our systems
• Interfere with or disrupt the service
• Scrape, copy, or download content in bulk
• Share your account with others
• Use automated systems to access the service (bots, scrapers, etc.)

7. Service Availability

We strive to provide reliable service, but we do not guarantee:

• Uninterrupted or error-free service
• Availability of all rental listings
• Accuracy of listing information (sourced from third parties)
• That you will successfully rent a property through our notifications

8. Intellectual Property

All content, features, and functionality of Rentbee are owned by us and are protected by international copyright, trademark, and other intellectual property laws.

9. Limitation of Liability

To the maximum extent permitted by law, Rentbee shall not be liable for:

• Indirect, incidental, or consequential damages
• Loss of profits, data, or business opportunities
• Issues arising from third-party rental listings or websites
• Delays or failures in notification delivery

10. Disclaimer

Rentbee is provided "as is" without warranties of any kind. We do not endorse or verify rental listings and are not responsible for the accuracy, legality, or quality of listed properties. Users should conduct their own due diligence before contacting landlords or signing rental agreements.

11. Termination

We reserve the right to suspend or terminate your account if you violate these terms or engage in behavior that harms our service or other users.

12. Changes to Terms

We may update these Terms of Service from time to time. We will notify you of any material changes by email or through the app. Continued use of the service after changes constitutes acceptance of the new terms.

13. Governing Law

These terms are governed by the laws of the Netherlands. Any disputes shall be resolved in the courts of the Netherlands.
